Real Estate Tax Foreclosure Investing

Make your money last as long as you do with government sponsored tax deeds and tax liens

Real Estate and Tax Foreclosure Investing

One of the most lucrative, tried and tested methods of wealth building known to mankind.  Over the last 100 years-on average-real estate investing has yielded higher returns than stocks, bonds, gold, or home appreciation.

The real estate investing market is so huge that you can choose to invest in foreclosures, preforeclosures, REITs, probate homes, rental properties, tax liens, and much more.

Tax liens are government-sponsored instruments of debt that are levied on property owners for failure to pay taxes. Annual interest rates range from as little as 10 percent in Missouri to as much as 24 percent in Iowa. Tax deeds are foreclosure properties for sale from counties/governments.  Mortgage foreclosures are properties for sale from a lender who has foreclosed on a homeowner for failure to pay.

Tax Foreclosure Sales trains everyday people how to understand how property tax systems create real opportunities through tax lien and tax deed sales.  We focus on practical, step-by-step education–no hype, no hidden costs–and empower members with the tools to confidently research, bid, and profit.

Why are we different?

Silver Lining in a Troubled Economy

We will provide you everything you need to successfully invest in  Foreclosures, Tax liens & Deeds, as well as any other area of real estate, including pre-foreclosures, probate homes, bank-owned foreclosures (REOs), land, and more.

If you’ve been looking for a comprehensive real estate investment program that is REALLY unique – this is it! My name is Gus Fernandez, and along with my business partner Michael Williams, we are principals in Tax Foreclosure Sales.

During the recession of the late 80’s and early 1990’s, after the collapse of banks and feelings of fear regarding my family’s financial future, I started intently researching how people really get rich in America. I rediscovered what we in investing circles today call a Black Swan, a surprising unearthing that wipes out the wisdom of conventional investing rules (I’d actually been exposed to tax lien certificates as a youngster by my father but didn’t fully understand its power or application).

What I found was surprising and contrary to the advice of many professionals. Suffice it to say, the most important information I can offer is that investing in real estate foreclosures and tax lien certificates is one of the safest ways to invest your money and earn an extremely high rate of return.

We, and our seasoned team, are focused on opening your eyes and helping you realize huge investment returns from this real estate investing strategy. What makes us different is that we all are on the ‘front lines’, getting our hands dirty from finding and packaging the profitable deals, attending live auctions, walking you through the maze of regulations and procedures and delivering the goods. Most companies talk a great game but either their materials are outdated or they hire teenagers to read from prepared scripts to tell you what to do over the phone from ancient strategies that may have been good twenty years ago but aren’t relevant today.

That’s not us! We’re far from perfect, just know that we’re honest and will do our very best to meet your needs at your level of understanding and at your pace.

Tax liens are sold to investors for the amount of taxes owed and when a property owner pays off his/her taxes the investor receives a generous interest rate.

Annual interest rates are shown below.  Some states have deeds with redemption fees of 20, 25 or 50%.  Early redemptions can yield effective annual interest rates as high as 240%.
